Self-employed investors with strong personal income documentation may prefer bank statement mortgage programs that qualify using 12-24 months of business or personal bank statements without tax returns — particularly useful when the investor already owns performing STR properties and can document consolidated business deposits.

Portfolio Loans for STR: Some specialty lenders offer portfolio loan programs that combine multiple STR properties into a single blanket loan structure. These typically require 5+ properties in the portfolio and offer streamlined underwriting for scaling investors.

Cash-Out Refinancing Existing STR: Investors with existing performing STR properties can pull equity via cash-out refinance at 65-75% LTV, funding down payments on additional STR acquisitions without depleting cash reserves. This strategy accelerates portfolio growth but increases leverage risk if STR market conditions deteriorate.

Conventional Financing for Owner-Occupied Duplex/House Hack: House-hack investors purchasing 2-4 unit properties and living in one unit while renting others on STR platforms can access owner-occupied conventional financing at 5-10% down — dramatically lower than DSCR loan requirements.
