Indiana Mortgage Rates Update: Refinancing Loan Options with FHA

Adjustable rate mortgages are coming due and residents in the state have very few refinance solutions. Problems include loss of home equity, loss of local lending programs and tighter mortgage guidelines, which leave very few 100% refinancing options especially if you have bad credit scores. Indiana homeowners are trying to find refinancing solutions for their adjustable rate mortgage payments. With the rise in mortgage rates due to these adjustable rate mortgages (ARMs), people are desperate for a solution.

Property values have been dropping across the country. As you know, decreasing property values may limit your ability in the future, so fixed rate refinance loans are critical while you have value in your home. Indiana home refinancing options have run thin, and subprime mortgage lenders going out of business have not helped. So, where do you turn for bad credit loans and other refinancing options?

But, there's good mortgage rate news for residents of Indianapolis, Fort Wayne, Evansville, South Bend, Gary, Hammond, Bloomington Muncie, Anderson and other areas in Indiana. According to a Google News article from The Examiner entitled "State takes action to help troubled borrowers avoid foreclosures", Indiana officials have launched a Web site and a telephone hotline to help homeowners who've fallen behind on their mortgage payments. Troubled borrowers can call 877-GET-HOPE or visit 877gethope.org.

The federal government has also stepped up to the plate to assist homeowners in distress. One program, FHA Secure, was announced in late August. This program helps distressed homeowners refinance their adjustable rate mortgages into fixed-rate mortgages. The only problem is that only families with a history of on-time mortgage payments under the original interest rates, plus a good debt-to-income ratio and a stable employment history can qualify. It doesn't help people with bad credit. But, there are other government loans available through the FHA and the VA for those with bad credit scores. For a VA loan, you must be active duty military or a military veteran. Both the FHA and VA offer loans with less stringent qualification criteria than conventional loans.

If you are looking to buy or refinance, now is the time to look more closely at the options and competitive rates that FHA and VA government loans offer. Indiana mortgage rates are still pretty reasonable with rates ranging from 5.250% to 6.750%, according to BankRate.com. Government loans offer competitive rates and excellent terms. With no secondary market, government loans are probably the best and possibly the only option people with bad credit have. Talk with your lender today.
