California FHA Rates Update: Home Refinance Options with FHA Loans

In high-cost living areas like San Diego, Orange County and Los Angeles, the loan amounts may seem unrealistic, since the median home sales prices is approximately $515,000. We are told that HUD and the federal government are working together on a FHA Modernization Act that will increase the mortgage loan limits to at least reflect the existing Fannie Mae and Freddie Mac limits of $417,000 and otherwise modernize outdated business practices and loan program requirements.

Breaking Home Refinance News - California FHA Loan Limitations Surpass $417,000

By a landslide, the Senate passed new mortgage lending legislation that approves expansion for the country's largest federal homeownership program. This long awaited mortgage reform vote will enable thousands of borrowers who were restricted previously because their mortgage loan amount exceeded the FHA loan limits. Many government officials believe that this could be the first step in aiding many of the struggling subprime homeowners who are trying to prevent a foreclosure.

The bill would loosen underwriting standards at the Federal Housing Administration so that the program can help 200,000 troubled borrowers save their homes, according to the overseers of the program. The U.S. House of Representatives recently passed FHA reform, and now lawmakers will implement two versions of the bill to a conference where loan guideline details are ironed out.

Bad Credit is Allowed with FHA Credit Guidelines
FHA does not have specific fico score requirements. It is possible to qualify for a FHA refinance even if your credit score is below 500, as long as you do not have any late payments recorded on your first mortgage in the last 12 months. FHA only requires that a bankruptcy was discharges at least two years ago, with good reestablished credit since the BK discharge date.
